Site Management

Guardian Management LLC provides part-time and full-time site management services to Association of Apartment Owners (AOAO) on a long-term or temporary basis.

A dedicated on-site manager will be assigned to the property.  Full-time services is an 8-hour shift on site per day, 5 days per week.  Part-time services range between 20 – 30 hours per week.  Below are general duties provided by our assigned manager.

Scope of Work

  • Serve as the liaison and point of contact (POC) among the residents, Board of Directors, property managers, and vendors;
  • Oversee the daily operations, including contractors and Association personnel;
  • Enforce the house rules and governing documents;
  • Respond and assist with resident questions and concerns;
  • Identify maintenance and repair issues;
  • Procure services directed by the Board;
  • Administer contracts and manage projects;
  • Manage inventory, including purchasing supplies and equipment;
  • Verify and submit Association employee time sheets on behalf of the property manager;
  • Generate and submit manager’s report, incident reports and other correspondences required;
  • Respond to water leaks and other emergencies; and
  • Attend monthly Board meetings.

Interim Coverage

Need coverage while your Resident Manager is away?   We also offer temporary full-time or part-time services.  We will cover the general duties and continue providing essential needs to the property and most importantly, to the residents!
